When Is a Deck Permit Needed?
Municipal review checks the proposed work against the Ontario Building Code, zoning and other applicable law.
Plans and required inspections help verify footings, framing, guards and stairs against the approved documents.
Issued permits and completed inspections create a municipal record of the reviewed work.

How to Apply for a Deck Permit in Toronto and the GTA
If you plan to manage the application yourself, use the rules and portal for the municipality where the property is located:

Confirm permit and zoning requirements. Review the municipal guidance for the exact address. A low deck that is exempt from a building permit must still comply with zoning.

Prepare the required documents. Toronto asks for scaled, dimensioned, signed and dated drawings, including a site plan and the applicable footing, framing, stair and guard details.

Submit through the municipality. Toronto deck and porch applications are submitted online through Toronto Building’s Express web application portal. Other GTA municipalities use their own application processes.

Pay municipal charges. Toronto lists a 2026 building-permit fee of $214.79 for residential decks, porches and carports. The City also lists a separate $214.79 Zoning Applicable Law Certificate fee for accessory residential structures; confirm which charges apply to the specific submission. Surveys, design, engineering, minor variances, conservation approvals and Delta Decks services are separate unless included in a written quote.

How long does it take to get a deck permit in Toronto?
Toronto reviews a complete House Stream application within 10 business days. Eligible deck and porch applications may qualify for Express review, with a published goal of 3 business days after intake. Incomplete applications have no published review timeframe. Revisions, zoning or other approvals can extend the total process, and timelines vary elsewhere in the GTA.
Can I build my deck without a permit?
Sometimes, but the rule depends on the municipality and design. Toronto says an uncovered platform not more than 60 cm (24 in.) above adjacent grade may be exempt if it meets the City’s other conditions and zoning requirements. Vaughan requires a permit for every attached deck, while Mississauga lists decks higher than 0.61 m (2 ft.) as permit-required. Confirm the exact property with the municipality before starting.
How much does a deck permit cost?
Toronto lists a 2026 building-permit fee of $214.79 for residential decks, porches and carports. A separate Zoning Applicable Law Certificate fee of $214.79 may also apply to accessory residential structures. Other GTA municipalities use their own fee schedules. Municipal fees do not include surveys, drawings, engineering, variances, conservation approvals or Delta Decks services unless the written quote says otherwise.
Who applies for the permit – me or my contractor?
The property owner or an authorized agent can apply. Delta Decks can prepare and coordinate the agreed parts of the submission, but the municipality and any other approval authorities make the final decisions. Complete information can reduce avoidable revisions; it cannot guarantee faster approval.
